Ingredion is a leading global ingredient solution provider with over 100 years of corporate history. The firm’s Singapore operation comprises a regional head-quarter operation together with research laboratories and food technology showcase. After 15-years within the Science Park, Ingredion decided to relocate to a new 27,000 ft² office & laboratory facility located at the Nucleos within the Biopolis bio-medical R & D hub. The Nucleos is a BCA Gold Greenmark building devel-oped by Ascendas.

“An underpinning planning principle of the standard is to ensure that all employees have access to natural day light.”

The impetus for the project was a new workplace design standard developed in Germany which is being rolled out glob-ally by Boehringer. An underpinning planning principle of the standard is to ensure that all employees have access to natural daylight. As one would ex-pect openness and transparency are key features of the design.

Boehringer no-longer use desk top phones which they have replaced with a Microsoft Lync enterprise platform. To support this initiative each floor has been provisioned with a bank of “Lync” rooms to assist in promoting private communication. Other features of the new workplace include brainstorming & library spaces, pit-stop workstations for road warriors and silent talk lounge areas in addition to the usual meeting and break-out facilities.

Corporate branding is a key element of the design and the SNNX team worked closely with Boehringer’s Corporate Communication and Management Teams to develop a bespoke workplace branding package.

A key Client requirement was the creation of a town-hall able to accommodate up to 40 persons on an ad hoc basis. In order to fulfil this requirement and fully utilize the space for day to day operations, SNX creat-ed a flexible townhall space centred around the breakout area which was capable of absorbing the adjoining meeting rooms and conference room spaces. This was achieved through the use of a pro-prietary glazed and acoustically treated operable wall system which allowed the spaces to be combined to create a bright and functional large format communi-ty space.

The end result of our close collaboration with Celgene was officially opened in a launch ceremony conducted using the new town hall space.

The project’s scope was to establish a new regional office at 200 Newton on the floor directly above Celgene’s existing 3900sqft local office.

Sennex was also tasked with upgrading the Client’s existing Level 3 Reception space so that there was a consistency in branding across both levels. The new workspace similarly needed to harmonize with the Level 3 office in terms of look and feel. Spatially the new tenancy has a much higher ratio of cellular offices in comparison to the Level 3 space, 11 in total, with only 4 workstations.

One key design initiative was to create a transparent work environment with full height glazed partitions throughout the office in order to increase both the flow of natural light into the internal office areas and to convey a feeling of openness and approachability.

In 2013, an opportunity arose to consolidate their operations into two contiguous floors within the same building. The project to consolidate their operations also presented SPO with another opportunity; to re-organize their office so as to enhance communication, collaboration and teamwork and, to drive workplace efficiency and productivity gains

The most successful aspect of the design is the flexibility and functionality of the layout which provides a range of environments that support knowledge work and which promote collaboration. Recognizing the challenges of open plan work environments, Sennex adopted an activity based planning approach where-by employees are provided with a series of work settings that they can use as opposed to a single office or cube.

In addition to dedicated desks each work group benefits from semi private collaborative spaces, enclosed collaborative spaces and privacy rooms for focused work activities or private calls.

More formal meeting spaces are provided at a centralized meeting hub which comprises stand up meeting rooms as well as project and video conferencing facilities together with traditional meeting room formats.

Sennex was recently appointed by Storck Asia Pacific Pte Ltd for the relocation of the confectionary company’s regional headquarters in Singapore to a penthouse office located on Orchard Road.

The design solution sought to create a vibrant, fun and friendly office with a strong brand identity. Visual interest is created by accentuating the existing architectural ele-ments of the space and by employing a vibrant palette of materials and textures to leave a lasting impression on Storck’s clients and visitors.

An interesting feature of the design is the conference room which is a self-supporting structure located with-in the double height space behind the re-ception.

The treatment and the diverse variety of the materials employed in the reception were essential to shaping Storck’s office identity.

To emphasise the company’s brand, the design team offset the backlit dimensional letters from the recycled timber wall.

The choice to remove the plaster ceilings and expose and paint the services throughout the office areas heavily influenced the overall look of the work space importantly, adding volume to these low height areas and, visual interest through the introduction of colour and con-trast.

The modern aesthetics flow seamlessly from the reception through to the more function-al, working office and dealing room areas.

Although stunningly beautiful, the natu-ral marble, stone and other finishes used in the sleek and contemporary reception necessitated careful design planning and detailing so that the acous-tic performance of the spaces met the Client’s high expectations. Acoustic elements and materials including high-end, state of the art acoustic ceilings and a double-glazed partitioning system together with acoustic foam wrapped wall panels were used throughout the public spaces to achieve the appropriate sound rating coefficient.

In addition to a striking design, the Sen-nex Team was through careful planning able to procure the many long lead-time items and sequence construction work activities so that the project was built in only 5 weeks giving GMO ample time to run and test their critical IT services. The existing fit-out was approximately 9 years old and PMI were seeking to re-organise and revitalise their office to provide addi-tional headcount together with a more appropriate balance of meeting, recreational and community spaces.

Sennex was engaged to carry out the project which had to be exe-cuted whilst the Client remained in occupation.

The town hall is fully enabled with audio visual equipment so that large scale presentations can be made and regional offices can link up and share information.

The project was’ complex’ requiring careful planning and proactive stakeholder liaison and communication so as to minimise business disruption. The project which ran for just over 4-months was split into 5-phases.

In response to the Client’s brief, FengShui elements had to be incorporated into the design and existing elements, maintained. FengShui also influenced the colour palette.

Sennex was commissioned by the Bank to integrate two separate front and back office operations into a single, new facility located at Ocean Financial Centre which is a Platinum Green Mark Building. The engagement was executed on a design build basis.

A large spacious reception with a walnut timber feature wall opens directly from the lift arrival point and is the centre of the public zone where the formal meeting spaces are located. Heritage branding was used in the two pantry spaces and some of the internal ‘non-public’ meeting areas to subtly emphasise the Bank’s Dutch identity.

Sennex worked closely with the Client’s appointed Project Manager as well as the Client’s Regional ITC Team and preferred IT vendors. The build-out included a small data centre which was constructed and handed over first to facilitate the long commissioning and testing cycle.

After more than 7-years in occupation of a smaller tenancy at Tower 4, Suntec City, Kerry Consulting – a leading recruitment firm took nearly 4,000 sqft of space at Level 31 within the same Tower.

The brief was somewhat unusual in that the Client who is a keen yachting enthusiast, wanted the public spaces within Kerry’s new office to present like the interior of a luxury sailing yacht.

Drawing inspiration from classical yacht interiors, the Sennex team sort to create spaces that met this brief. Impeccable lines are evident throughout with an elegant simplicity of materials and an abundance of natural day-light.

A series of five private interview suites, a medium sized meeting room together with a large conference facility are wrapped around a spacious internal corridor which extends from the recep-tion – this layout ensures that the major-ity of the private spaces benefit from the dramatic sea views.

Full height crystal clear glass side panels beside each interview suite’s doorway ensures that daylight is allowed to flow into the corridor thereby enhancing the overall feeling of spaciousness.

In essence, the space planning and design strategy was to give light to peo-ple wherever possible which was partic-ularly important given the relatively modest size of the interview suites.

Carefully selected book-matched teak veneer panels with a clear lacquer finish have been used in reception together with fabric dressed acoustic panels to the balance of the walls

The simplicity of the palette created the opportunity to use artwork as a means of branding the space. In this regard, a unique collection of black and white photographs and navigational chart prints were selected to provide visual points of interest throughout the spaces and to again emphasise the distinctive nature and exclusivity of Kerry’s offices and business.

The use of mirrored stainless steel panels in both the visitor seating alcove and conference room also creates the illusion of depth and therefore space.

The display of Asian antiques in the entry space was used as a tool to give both balance to the reception and as a means of communi-cating the local origins of the Company.

Strong corporate branding at AIG’s reception contrasted by a bold colourful elevation provides a powerful first impression.

Bold statements of colour are used through out the contact centre by the design team to create a sense of fun and as a distraction to the low floor to ceiling height.

The Suncheon project was the second project undertaken by Sennex in Korea for AIG. Sennex worked closely with key stakeholders in both Seoul and Tokyo to deliver the project. Suncheon was AIG Korea’s first ‘shared’ service centre which was designed to allow both Life & General business streams to obtain real estate synergies by sharing common facilities within the framework set by industry regulators.

For compliance reasons, UniCredit’s office was designed with a clear separation between their two operational entities which are “connected” by a common hub of meeting rooms, a UniCredit Café and the main reception.

The project was completed successfully and the response from the staff was overwhelmingly positive.

By actively engaging stakeholders, the SNX team supported by the UniCredit’s project champions were able to overcome any misgivings the staff and international stakeholders may have had about the new workplace.

UniCredit’s Singapore office has thus become the new template for other offices worldwide. In all, another happy client, and another successful SNX project.

Key project objectives were to create a fresh, invigorating and functional work environment that promotes collaboration and well-being whilst simultaneously reducing the Bank’s overall real estate footprint.

The reduction in footprint was achieved by reducing workstation sizes and by recalibrating office entitlements.
